Thanks to experience gained internationally, we are able to modulate our advice from the most rigid dictates of the Project Management Institute to the more flexible and modern Lean and Agile Management, with the aim of guaranteeing the most suitable approach to the actual situation for the Customer.


Technical and financial evaluations

We specialize in valuating properties in relation to the territory and its future development.
UnaRes Real Estate consultancy is always in relation to the objectives of the client. Beginning from the asset analysis we consider the different uses for which the asset is intended (investment, mortgage, sale, lease) and ponder the different elements that characterize it, considering the highest and best use (the most probable use that generates the highest value of the property).
The reliable assessment of an asset which identifies the correct market price, is essential for an accurate asset management to determine whether to purchase, sell, share, rent, etc.


Due Diligence

Due Diligence of an asset allows purchasers/sellers to obtain its precise assessment and that of its features. In particular, it is divided into three phases:

  • Checking legal documentation: the act of origin, cadastral surveys, mortgages, contracts, abuses, amnesties, etc.
  • Technical assessment: responsiveness of plans filed “as is”, checking the state of the building, evaluation of the cost and time required for any adaptation of the property (repairs, alterations, change of use or redevelopment). This analysis also applies to environmental aspects as well as to structural and engineering ones.
  • Economic evaluation: the possibility of transformation/enhancement of the asset in relation to the area where it is located and the market trend.


Specialized consultancy

Real estate analysis and management of personal or corporate assets.
The analysis and management of real estate assets are oriented to defending the asset’s value and to increasing its profitability.
This is carried out through several actions:

  • Activities to dispose of buildings that are no longer attractive in a real estate portfolio;
  • Market analysis;
  • Acquisition of new buildings;
  • Functional and technological value increase of the selected properties through Due Diligence;
  • Renewal and/or renegotiation of lease contracts;
  • Property divisions for inheritance needs.

Consulting and Technical Appraisal
UnaRes Real Estate provides specialized legal technical expert advice and appraisal for detecting and resolving real estate defects and disputes as a Party Technical Expert (CTP). We also supply sworn experts and collaborate with the Italian Republic Courts as certified technical advisers.
Our advice is aimed at resolving all issues to the Customer’s full satisfaction.


Systems design

The plant (heating, water and sanitary systems, air conditioning, fire protection and electrical systems) is what makes a building accessible and, in our experience,  should be designed with the aim of transforming the customer’s needs into system solutions, by integrating them with the architectural design and paying particular attention to energy savings (both through the use of renewable energy sources such as, for example, solar thermal and photovoltaic systems, and by adopting cost-effective energy solutions such as low-energy lighting systems and heat recovery). The project is for us a solution that, in addition to the above, also meets cost and time agreed with the customer. To this end, we have gained experience in the field of project management and we have a quality management system.


Plant design consultancy

Our consulting business addresses end-customers and architects on three types of services:

  • Help the client interface with external plant studies (heating, air conditioning, water and sanitary systems, fire protection and electrical systems) when the customer needs an expert to whom relationships with external studios should be delegated in order to guarantee the achievement of his objectives.
  • Assess possible plant scenarios (heating, air conditioning, water and sanitary systems, fire protection and electrical systems) on behalf of the customer, defining the advantages and disadvantages which meet the needs of the customer, in compliance with legislative requirements and technical/economic feasibility.
  • Help architects during their first phase of development of the building, the identification of spaces and system paths in order to integrate these in the building more effectively.

Construction management

The Project Manager is the professional figure who ensures that works are carried out respecting the plan chosen by the customer and that the site maintains a regular progress.
This means that the project manager will be responsible for the correct execution of works, both from the technical and document points of view, ensuring compliance with agreed times and costs.
He is also a key figure in interfacing with contractors and the client in order to manage variations during construction and verify the work progress.
In order to increase our support to the customer we can also aid him when drawing up agreements with the companies.
At the conclusion of the works the project manager is responsible for obtaining, verifying and delivering all the documentation (required by law) necessary for the building’s management to the client.
